Agreement...

 

 

Provisions:

  Please enjoy yourselves during your stay in our home.  We hope you'll enjoy all of the comforts of the home.  Please note we do not have telephones in the homes; however, pay phones are located at the Clubhouse.  Also, pets and smoking in the homes are prohibited.

  We do NOT rent to persons under the age of 21 and will not rent to any student during Spring Break, Senior Week, or any other party events.  Anyone who rents our homes for any student during these times will forfeit their security deposit and the group will be removed from the residence without refund!

 

Warning:

  Our homes are NOT childproof, as they are furnished with glass tabletops.  Please exercise extreme care with young children!

 

Security Deposit:

  We assess a security deposit that should be included in your rental amount prior to occupancy.  The security deposit will be returned providing that the house is left both clean and without damage.  Any damage exceeding the value of the security deposit shall be the responsibility of the tenant.  Any damage to the home that is not reported on the check-in sheet will constitute forfeiture of the security deposit.

 

Cancellation Policy:
 
If a cancellation is requested prior to six weeks of the reservation, a full refund of the deposit will be returned.  If a cancellation request is received within six weeks of the reservation the deposit will be refunded only if we are able to rent that week or weekend.
 

Return Check Policy:

 
If a check is returned unpaid for any reason, there will be a $25.00 service fee.  This check will only be resubmitted for payment after the service fee has been paid or deducted from the original deposit.   If the check is returned a second time, an additional fee of $25.00 will be charged and the rental agreement cancelled, in addition, the remainder of any deposit will be forfeited.

 

Linens and Towels:

  Sheets, pillowcases, bath towels, and other items of this nature are NOT provided.  The master bedroom has a queen size bed (The Dolphin House has a King size), the guest bedroom has a full size bed, and the sofa bed in the living room is a queen size as well.

   

Arrival:

  Although we have pre-registered your arrival, ALL guests MUST check-in at the Office or with the Guard on duty PRIOR to entering the community.

 

Occupancy

Fire and Insurance Regulations Mandates that no more then 6 people are permitted to sleep in any house.

 

Vehicle Parking

Maximum of 2 vehicles are permitted to be parked at each house. No Parking will be permitted on the Street or Lawn. Each vehicle is required to have a gate pass. These regulations are STRICTLY ENFORCED.

No   Boats,   RV's   or   Motorized Scooters are allowed



Check-in

Time: After 1:00 PM

  Upon arrival, please take a moment to do a quick walk through.  Please inform us immediately if the house was not left clean and of any damage or broken items.  Should something become in need of repair during your stay, again, please inform us so we can get it repaired/replaced right a way.  The check-in sheet MUST be completed prior to occupancy.

 

Pool and Clubhouse:

  The pool and clubhouse is just a short walk from the homes.  Be sure to check The Clubhouse Bulletin Board for planned activities and events, which as our guest, you are welcome to attend any community events.

 

Patio Furniture and Gas Grill:

  We have supplied patio furnishings, a gas grill, and two bicycles for your comfort and pleasure.  In addition, we have beach chairs and some small beach toys in our sheds that you are welcome to use.  If the gas for the grill should become empty, we have a spare in the shed.  Please refill the propane tank and return the receipt with the keys upon conclusion of your stay, so that we may reimburse you.

 

House Keeping:

  In an attempt to keep our rental rates reasonable, we do not employ a house keeping service.  For your convenience, we have a washer and dryer, and maintain a supply of cleaning items, trash bags, and paper products.  We ask for you to leave the house as you found it.  Please be sure to clean the kitchen, bathroom and ALL floors, dust, and vacuum and remove all food from the refrigerator.  Carpet Fresh and Febreze are available to help keep the homes smelling fresh.  All trash must be taken to the dumpster which is located in the Boat and RV storage lot.  This lot is located on the Right as you are leaving, just prior to the Paddle Boats.

 

Check-Out: 

Time: 11:00 AM

Be sure that all appliances, entertainment centers, and lights are turned off.

Temperature settings:

Summer:  Set AC to 80 degrees and press HOLD TEMP button.

Winter:  Set Heat to 50 degrees and press HOLD TEMP button.

 

Lock all doors and windows.

Place the patio cushions and umbrella in the shed.

Remove all trash.

Return keys and gate pass A.S.A.P.

 

Reminder:

 

Please do not lose or forget your gate pass.  Duplicate passes cost $25.00.
